Loft insulation in Welling

If your Welling loft has 100mm of flattened wool and a boarded patch balanced on the joists, you are not alone and you are losing money every winter. We fit insulation to the recommended 270mm depth, and raise any boarding clear so it keeps working.

Why it matters

The case for insulating your Welling loft

25%of a home's heat is lost through an uninsulated roof
1 in 5UK lofts are under-insulated or have the wrong material
270mmthe depth current building regulations recommend
90%less radiant heat loss with SuperQuilt multifoil

Those figures are national, but the logic is entirely local: the roof over a Welling house is the cheapest part of it to improve, and the part losing the most.

Heat loss in Welling: where it goes

In a typical Welling property built during the 1880s through the 1930s, the roof accounts for the largest single share of heat loss of any element in the building envelope. Warm air rises, the ceiling is thin, and above it sits a ventilated void at close to outdoor temperature for most of the winter.

The good news is that this is the cheapest part of the fabric to improve, by a long way. Wall insulation is disruptive and expensive. Window replacement is a major capital cost. Loft insulation is a day's work with materials that cost very little relative to what they save, and it needs no permissions of any kind.

The one local caveat: hipped roofs on 1930s semis cut the usable loft area down sharply at the corners, which changes how much of it is worth boarding. We factor that in at survey stage.

Rolls and stacked sheets of SuperFOIL multifoil insulation in a converted London loft

A/A+ fire rated and around 40mm thick. For Welling properties where deepening the rafters is impractical, this is what makes the numbers work.

The standard job, done to standard: two layers, the second laid across the joists to kill the cold bridge, eaves left clear. Most Welling lofts are finished in half a day.

Questions & answers

Welling loft insulation — common questions

How much does loft insulation cost in Welling?

Price depends on the loft's floor area, the depth and condition of anything already up there, how easy the space is to move around in, and whether old material has to be removed. That is why every Welling quote follows a free survey rather than a phone call. Once given, the price is fixed. Our cost guide sets out each variable.

Do I need planning permission in Welling?

No. Loft insulation, boarding and loft ladders are all improvement works well outside planning control, in Welling as everywhere else. A loft conversion — creating a habitable room with structural alterations — is different and normally needs building control approval. We do not carry out conversions.

What insulation depth do you fit?

270mm of mineral wool, cross-laid — the depth current building regulations guidance points to for a cold loft. Where a Welling property has a room in the roof and depth is constrained, we use 40mm multifoil at rafter level instead.

Will insulating my loft cause damp?

Correctly installed, no. The risk comes from packing material hard into the eaves and sealing off the airflow the roof depends on. We stop the insulation short and use eaves trays where the pitch requires them.

Will this improve my EPC rating?

Usually, and often noticeably. Loft insulation depth is recorded directly by the assessor, so increasing it from 100mm to 270mm generally moves the rating. We hand over product documentation and declared performance figures so your assessor records what is actually there.

What happens to the water tank and pipes?

Pipes get lagged and the tank gets insulated on the sides and top only. Leaving the base open is deliberate — it is the only thing preventing a frozen tank in a hard winter.
