Which service does my loft actually need?

The honest answer usually comes down to three questions, and you can work through most of them yourself before we arrive.

How deep is the material already up there?

Take a tape measure into the loft and check the depth of the existing insulation between the joists. Anything under about 100mm is doing very little, and it was probably fitted to a standard that has since been superseded twice over. Current guidance is 270mm of mineral wool. If you find 100mm or less, a top-up to full depth is the single highest-value thing you can do to the house.

Do you need to stand on it?

If the loft is storage, boarding and insulation have to be designed together. A full 270mm of wool is deeper than a standard 100mm joist, so the boards cannot simply be screwed to the timber — they have to be raised. Raised loft boarding does exactly that, and it is the difference between insulation that works and insulation you have flattened to a third of its thickness.

Is the loft going to be a room?

If so, the insulation moves from the floor to the slope. That is a different product and a different calculation, and it is where thin, high-performance multifoil makes sense — it buys you the thermal performance without stealing 150mm of headroom from a space that probably does not have it to spare.

What every job includes, whichever service you choose

These are not extras and they do not appear as line items on the quote. They are simply what a competent installation involves, and we mention them because they are the details most often skipped by the cheapest price on a comparison site.

• A clear eaves ventilation path. We keep the gap at the wall plate open so the roof can breathe, using proprietary trays where the pitch is shallow enough to need them.
• The hatch treated as part of the ceiling. Insulated on top and draught-stripped around the frame, because an uninsulated hatch is a hole in everything else you have just paid for.
• Services protected. Cold water tank insulated on its sides and lid but never underneath, pipework above the insulation line lagged, recessed downlighters given clearance or fire hoods.
• Waste removed. Old material bagged and taken away. Mineral wool is an irritant and awkward to dispose of; it is not a job we leave with you.
• Documentation handed over. Product datasheets and declared thermal performance figures, which is what an EPC assessor will ask for.

What we do not do

We are not loft conversion builders. We do not carry out structural work, fit dormers, or handle building control applications. If your project needs those, you need a conversion specialist — and we will happily come back and insulate it properly once the structure is signed off. Saying no to work outside our competence is part of why the work inside it is good.
