Loft condensation and ventilation
The single most common problem we find on survey, and the one homeowners most often blame on the wrong thing. Insulation does not cause damp lofts. Insulation fitted without regard to airflow does.

What is actually happening up there
A household generates a remarkable amount of water vapour — cooking, washing, drying clothes, showering, and simply breathing. Warm air holds that moisture easily. It rises, because warm air does, and it finds its way through every gap in the ceiling: around light fittings, at the loft hatch, through service penetrations, around the edges of the plasterboard.
Once it arrives in the loft it meets cold surfaces — the underside of the felt, the roof timbers, nail points coming through — and cools. Cool air holds less moisture than warm air, so the surplus condenses out as liquid water on whatever it touched. Over a winter, that produces the damp felt, the black mould on rafters, the rusty nail tips and the mysteriously wet insulation that homeowners find in February.
Here is the part people find counter-intuitive: insulating the loft floor makes this worse, not better. That is not an argument against insulating. It is an argument for doing it properly. Insulation keeps heat in the house, which means the roof space is colder than it used to be, which means condensation forms more readily. The defence has always been ventilation, and insulation raises the stakes on getting it right.
Ventilation: the thing that gets blocked
A traditional cold roof is designed to breathe. Air enters at the eaves — the gap at the bottom of the roof slope where it meets the wall — flows up through the roof space, and carries moisture out. It is simple, it is passive, and it works, provided the path is open.
What happens on a great many insulation jobs is that the installer, trying to be thorough, pushes wool right into the eaves and packs it tight against the wall plate. It looks complete. It seals the only air inlet the roof has. Two winters later the homeowner has a damp loft and no idea why, and often concludes that the insulation "caused damp" — which is true in the same way that closing a window causes a stuffy room.
Correct practice is to stop the insulation short of the eaves, maintaining a continuous ventilation gap, and to use proprietary eaves trays where the roof pitch is shallow enough that wool would otherwise slump into the gap. It takes marginally longer. It is the difference between a roof that lasts and a roof that rots.
The moisture sources we find most often
- Bathroom extractors venting into the loft. Astonishingly common, and catastrophic. A fan pumping saturated air into a cold void every day will soak a roof space in a single winter. It must terminate outside — through the roof or through a wall — not into the void.
- An uninsulated, unsealed loft hatch. A permanently open chimney for warm, moist air.
- Recessed downlighters. Each one is a hole in the ceiling. Multiply by twenty and you have a substantial, continuous flow of warm damp air into the roof. Fire hoods address both the fire risk and the air path.
- Unlagged pipework and tanks. Cold surfaces attract condensation directly, and a dripping tank overflow will keep a patch of insulation permanently wet.
- Drying clothes indoors without ventilation. A load of wet washing puts litres of water into the air of a house. Much of it ends up in the loft.
- An actual roof leak. Always worth ruling out before diagnosing condensation. Leaks stain in defined patches directly beneath the defect; condensation is diffuse and worst on the coldest surfaces.
Telling condensation from a leak
Condensation appears widely across the underside of the roof covering, is worst in cold weather, and often shows as droplets or frost on nail points and on the felt itself. It affects the whole roof space fairly evenly, and it improves in warm dry weather. A leak produces localised staining that traces back to a specific point — a slipped tile, failed flashing, a cracked mortar fillet — and it correlates with rainfall rather than with cold.
What we do when we find it
We stop and tell you. Insulating over an active condensation problem is a waste of your money and makes the roof worse. Depending on what is causing it, the fix may be a redirected extractor duct, cleared eaves, fire hoods over downlighters, a draught-sealed hatch, or additional roof ventilation — and occasionally it is a roofer, in which case we will say so and come back afterwards.
Warm roofs are a different animal
Everything above describes a cold roof: insulation at ceiling level, ventilated void above. Where the loft is a room, the construction changes — insulation moves to the rafters and the space inside becomes part of the heated envelope. That is a warm roof, and it has its own rules about vapour control and ventilation above the insulation line. Getting those wrong causes interstitial condensation inside the roof build-up, which is considerably harder to detect and more expensive to remedy. It is one of the reasons rafter-level insulation with multifoil should be specified properly rather than improvised.

Loft condensation — common questions
Why is my loft wet after insulating it?
Because insulating the floor made the roof space colder, and the moisture rising out of your home now condenses on cold surfaces instead of being carried away. If the eaves ventilation path was blocked during the work — which is extremely common — the moisture has nowhere to go. It is a ventilation failure, not an insulation failure.
Should I put a vapour barrier in the loft?
In a standard cold loft, generally no, and adding one incorrectly makes things worse by trapping moisture where it cannot escape. The correct approach is to reduce moisture entering the loft — sealing gaps, hooding downlighters, draught-stripping the hatch — and to ensure it can ventilate out. Rafter-level insulation in a warm roof is a different construction with different rules.
What are those black spots on the roof timbers?
Almost certainly mould, and it means the roof space has been persistently damp. It needs the moisture source and the ventilation dealt with before anything is insulated over it. Treating the mould alone just delays the reappearance.
Do I need roof vents fitted?
Sometimes. Where the eaves cannot provide enough airflow — a shallow pitch, a restricted soffit, or a roof design without them — tile vents or over-fascia vents may be needed. That is a roofing job, and we will tell you if we think you need one rather than insulating over the problem.
Can extractor fans really be the cause?
Yes, and it is one of the most common causes we find. A bathroom extractor that terminates in the loft rather than through the roof or wall is pumping warm, saturated air directly into a cold space, every single day. The fix is straightforward and the effect is dramatic.
Will you insulate a loft that has condensation?
Not until the cause is dealt with — insulating over an active condensation problem makes it worse and wastes your money. We will identify what is causing it, tell you what needs doing, and then insulate once it is resolved. Occasionally that means sending you to a roofer first, and we would rather do that than take the job.
