Why Grays lofts need attention
Grays forms part of Essex, an area whose housing is characterised by interwar and post-war suburban development, older town centres and a large amount of modern estate housing. The bulk of it went up during the 1920s onwards, decades before insulation was a design consideration at all, and what sits above the ceilings today is usually a retrofit added at some point in the last fifty years to whatever standard was current at the time.
That matters because the standard has moved repeatedly. Lofts insulated in the 1980s typically received 100mm; earlier work was often 50mm or nothing. Current guidance is 270mm. A great many Grays houses therefore contain insulation that was entirely adequate when it was fitted and is now doing roughly a third of the work it should be — while the homeowner reasonably assumes the loft is 'done'.

Can I still use my Grays loft for storage afterwards?
You can, and most Grays customers do — but the deck has to sit above the insulation, not on it. That is the whole reason raised boarding exists. Tell us at survey stage if storage matters to you, because it changes how the insulation is planned.
Will this improve my EPC rating?
Usually, and often noticeably. Loft insulation depth is recorded directly by the assessor, so increasing it from 100mm to 270mm generally moves the rating. We hand over product documentation and declared performance figures so your assessor records what is actually there.
How long does the work take in a typical Grays home?
A straightforward insulation job in a three-bedroom Grays property is a half-day. Larger, cluttered or awkward-access lofts take longer, and stripping out failed material adds time — all of which is established at survey and reflected in the quote.
Will insulating my loft cause damp?
