Why Brentwood lofts need attention

Brentwood forms part of Essex, an area whose housing is characterised by interwar and post-war suburban development, older town centres and a large amount of modern estate housing. The bulk of it went up during the 1920s onwards, decades before insulation was a design consideration at all, and what sits above the ceilings today is usually a retrofit added at some point in the last fifty years to whatever standard was current at the time.

That matters because the standard has moved repeatedly. Lofts insulated in the 1980s typically received 100mm; earlier work was often 50mm or nothing. Current guidance is 270mm. A great many Brentwood houses therefore contain insulation that was entirely adequate when it was fitted and is now doing roughly a third of the work it should be — while the homeowner reasonably assumes the loft is 'done'.

The postwar and modern stock generally has adequate original insulation for its era, which is now well below current recommended depth. It is the sort of thing a survey establishes in ten minutes and a phone quote never can.

How long does the work take in a typical Brentwood home?

Can you fit a loft ladder at the same time?

Certainly. Doing the ladder in the same visit means the boarding is planned around where the ladder lands, which is considerably better than retrofitting one to a deck that was not designed for it.

What insulation depth do you fit?

The recommended 270mm, achieved in two layers: the first between the joists, the second laid across them to eliminate the cold bridge through the timber. Skipping that second cross-lay is one of the most common shortcuts in the trade.
