What we find in Bow roof spaces
The roofs over Bow are mostly a mix of original slate, replacement concrete tile and flat or shallow roofs on later blocks, and they were built during the 1870s onwards, with heavy rebuilding after 1945 for a housing market with no expectation of thermal performance. Insulation arrived later, retrofitted into spaces never designed to accommodate it, and the results vary enormously from street to street.
On survey we routinely find the same handful of problems: material compressed to a fraction of its depth by boards laid straight onto the joists, insulation packed hard into the eaves and sealing off the roof's only ventilation path, hatches left as bare uninsulated panels, and recessed downlighters buried under wool. None of these are exotic and all of them are fixable — but they need finding first.
Wartime damage and post-war rebuilding mean two adjoining houses on the same street can have entirely different roof construction, which is one more reason we measure rather than assume.

Can I still use my Bow loft for storage afterwards?
Absolutely. The only wrong way to do it is to board flat onto the joists. We raise the deck on battens or loft legs, board it in tongue-and-groove panels and leave the eaves clear so the roof keeps ventilating.
Do you remove the old insulation?
Only when it needs to go. Sound, dry wool can be topped over, which saves you the removal cost. Material that is damp, vermin-fouled or collapsed does come out, and we bag it and take it away. Which applies to your Bow loft is established at survey and priced separately.
Can you fit a loft ladder at the same time?
Yes, and it is cheaper done together. The one thing to check is the hatch: many older Bow openings are too small for a ladder to swing through safely, so enlargement may be needed. We measure at survey and price it up front. See loft ladders.
