None of these are exotic and all of them are fixable — but they need finding first.
Wartime damage and post-war rebuilding mean two adjoining houses on the same street can have entirely different roof construction, which is one more reason we measure rather than assume.

Insulating the loft floor makes everything above it colder, including your tank and pipework. Lagging is therefore part of the work rather than an optional extra, and we will point out anything that looks like it will need attention.
Not for insulation, boarding or a ladder. The line falls at conversion — turning the loft into a habitable room — which is a structural job requiring building control sign-off and a different trade entirely.
