Housing across Dartford and the surrounding Kent area is largely Victorian and Edwardian housing in the older towns, extensive interwar and post-war suburban growth, and modern estates, built through the 1880s onwards. When we open a hatch here, the most common finding is not an absence of insulation but an insufficiency of it — a layer that was correct when fitted and has since been overtaken by both the guidance and the price of energy.

Do I need planning permission in Dartford?
No. Loft insulation, boarding and loft ladders are all improvement works well outside planning control, in Dartford as everywhere else. What insulation depth do you fit?

Will insulating my loft cause damp?
Correctly installed, no. The risk comes from packing material hard into the eaves and sealing off the airflow the roof depends on. We stop the insulation short and use eaves trays where the pitch requires them.
Will this improve my EPC rating?
Usually, and often noticeably. Loft insulation depth is recorded directly by the assessor, so increasing it from 100mm to 270mm generally moves the rating. We hand over product documentation and declared performance figures so your assessor records what is actually there.
What happens to the water tank and pipes?
Insulating the loft floor makes everything above it colder, including your tank and pipework. Lagging is therefore part of the work rather than an optional extra, and we will point out anything that looks like it will need attention.
